Generally you have to verify the legality of the ownership from who you are going to purchase the land. The seller is to have a valid title. You have to check the origin of the ownership for at least 30 years. Further you have to ensure the encumbrances on the said property by getting encumbrance certificate from the Registrar. You are advised to get the legal opinion from the Government Pleader.
